Many facility owners choose to restore their commercial roofs rather than replace them when the warranty comes to expire. This is a smart choice that can save them money, create energy savings and renew their warranty coverage.

Silicone

Silicone roof coating is elastomeric and made of silicone polymers. It’s known for the great weatherability and UV resistance to protect the roof system underneath. The reflective properties of the bright white silicone contribute to the ‘Cool Roof’ name and provide energy savings for the facility.

The silicone material is preferred for areas with drastic seasonal changes because the elasticity allows normal expansion and contraction with the building structure.

 

Recommended for:

Silicone coating is good with ponding water, which is why it’s recommended for low slope and flat commercial roof systems. Contractors will use silicone as a top coat for urethane coatings and SPF Roofing installation.

Acrylic

Acrylic roof coating is a water-based coating made with acrylic resin. If you are looking for a custom color roof coating, acrylic gives you that ability. The elastomeric qualities expand and contract with the roof while forming a seamless seal.

Since the coating is water-based, it has a narrow temperature window for the application (50ยบ F or higher) and slow cure time (7 days) can make it difficult to schedule your project.

Recommended for:

Acrylic coating doesn’t hold up well to ponding water. Therefore it’s suitable for pitched metal and other steep slope roofing that allows water to run off. Application of acrylic coating on textured surfaces, such as built-up roofing, comes out smooth and clean.

 

 

Urethane

Urethane roof coating is a solvent-based coating that is becoming more popular on the roofing market. There are two types of urethane roof coatings: aromatic and aliphatic. These coatings have the excellent tensile strength to protect high-stress areas (walkways, penetrations, flashings, etc.)

 

Recommended for:

Urethane roof coatings are more resistant to ponding water that acrylic systems are making it good for flat or low-slope roofing. The poor UV resistance makes urethane better as a base coat with a silicone topcoat added for protection.

 

 

Butyl

Butyl roof coating is solvent-based and serves as an excellent vapor barrier. The superior elongation and high tensile strength make it very durable without cracking. The high volatile organic content is not environmentally friendly and means that it can’t be used in low VOC states.

Recommended for:

Butyl is recommended to be used over SPF Roofing in cold storage applications. The resistance to UV rays and ponding water makes it a good choice for flat roof repair.

Project Overview: Silicone Restoration over a Built-Up Roof
Manufacturer Used: Henry Company

When M.K. Assets Property Management purchased the Bay Circle Property in December of 2016 they knew that the roof needed work. West Roofing Systems was recommended by Henry Company as a reliable contractor in the area.

The West Roofing Systems technical rep agreed that a silicone restoration membrane was the best path to renew the aged, but solid roof system. The Bay Circle Property already had two roof systems installed, by applying a silicone coating we deterred the need to remove the current roofs. This decision saved M.K. Assets money in time, labor, and materials.

After we determined there was slight moisture between the two existing roof systems. Per manufacturer's specifications, we were able to install roof vents to ensure the area was protected from long-term damage. These vents are permanent and will allow the roof to remain dry and in good condition for years to come.

Final Scope of Work


A silicone restoration membrane in Peachtree Corners, Georgia.

The final scope of work included:

  • Roof cleaned with high-pressure air
  • All blisters will be cut out and re-secured
  • Approximately 50 JL-10 roof vents installed
  • All seams reinforced with Henry High Solids Silicone Coating
  • All penetrations sealed with Henry Silicone Roof Mastic
  • Roof primed with Henry products acrylic primer at the rate of 125 sq. feet per gallon
  • Basecoat of Henry High Solid Silicone Coating applied at 1.5 gallons per sq.
  • Topcoat of Henry High Solids Silicone Coating applied at 1 gallon per sq.

Manufacturer Used: Accella Polyurethanes

When the new owner purchased his Medina Castle home, he knew that the roof needed work. With an aged spray polyurethane foam roof and deteriorated silicone coating, his contractor referred West Roofing Systems to replace the roof system.

The roof suffered some damage from neglect. The silicone coating applied was not adhering to the existing SPF roof system. This application without proper adhesion led to delamination and peeling.

Medina Castle New SPF Roof

While the minimal damage meant that a silicone restoration membrane was an option, our technical rep wanted to ensure that the silicone adhered properly. The decision was made to remove all of the existing silicone and top 1/2 inch of spray foam. The new foam and silicone will guarantee proper adhesion and protection.

Our team took extra care of this grand, but still residential building. Masking mechanical equipment and preventing overspray to protect the homeowner's property from any potential damage. And his 20-year warranty gives him peace of mind that his castle is protected for years to come.

Final Scope of Work

The final scope of work included:

  • Pre-job inspection
  • High-pressure (3,000 PSI) water cleaning on edges and penetrations for all surface contaminants
  • Scarification of deteriorated coating and existing spray foam to a depth of approximately 1/2"
  • Any wet roofing removed down to substrate
  • Rooftop mechanical equipment masked for protection during installation
  • Accella Premiseal 280 Closed Cell Spray Foam applied to a thickness of 1.5 inches
  • Foam installed to ensure proper drainage and to complete a feathered edge
  • Apply Accella Poly-Sil 2500 High Solids Silicone Base Coat to 20 mils
  • Apply Accella Poly-Sil 2500 High Solids Silicone Top Coat to 10 mils
  • Apply ceramic granules at 30 lbs per square
  • Owner issued twenty-year full system contractor's warranty

As of Jan. 1, 2018, the Tax Cuts and Jobs Act has expanded the definition of qualified property that is eligible for expensing under Section 179 Tax Deduction; this includes improvements to commercial roofing.

Under the Tax Cuts and Jobs Act, the amount of money that taxpayers are allowed to deduct has increased to $1 million on their income taxes as an expense, rather than requiring the cost of the property to be capitalized and depreciated.

It may seem daunting when you start looking into tax law, but Section 179 is not as complicated as it may seem. Section 179 of the IRS Tax Code allows a business to deduct, for the current tax year, the full purchase price of equipment and off-the-shelf software that qualifies for the deduction.
